How cottage rates compare with home rates
Sometimes. A cottage mortgage is priced off the same bond and policy rates as any other mortgage. What changes is how risky the lender sees the deal. A winterized cottage on a ploughed road with an insured mortgage looks a lot like a city home to a lender, so the rate is often close. A three-season cottage reached by boat looks very different, and is priced that way.
We do not publish specific lender rates on this site. They change daily, they depend on the property and your file, and a number on a web page is never an offer. Our calculators use 4.50% as an example rate so the math works. Your actual rate comes from a quote on your real file.
Rates context as of October 2026
The calculators use an editable 4.50% example, not a live rate. Compare written quotes dated for your application, including term, amortization, prepayment privileges, penalties, insurance and fees. This page does not assert a current policy rate or predict the next decision.
What moves your cottage rate
| Factor | Usually lower rate | Usually higher rate |
|---|---|---|
| Insurance | Insured (less than 20% down) | Uninsured, especially on unusual properties |
| Property type | Year-round, ploughed road | Seasonal, water access, island, leased land |
| Lender type | Big banks and monoline lenders | Alternative and private lenders |
| Use | You and family | Rental or investment |
| Term and type | Depends on the market that week | Depends on the market that week |
| Credit and income | Strong credit, clear income | Bruised credit, hard-to-verify income |
| Price and amortization | Within insured limits | At $1,500,000 or more, longer amortization on some products |
Why insured can be cheaper
Mortgages with less than 20% down are often priced lower than those with more down. The insurer carries the default risk, so the lender's risk and funding cost drop. You pay for it through the insurance premium instead. On a year-round cottage, compare the rate savings to the premium before you decide how much to put down. See cottage down payment for premium figures.
Why seasonal and water access cost more
Fewer lenders finance seasonal and water access cottages, and the ones that do have a smaller market to resell into if something goes wrong. Less competition and more risk usually mean a higher rate, a bigger down payment, or both. Learn the property rules in Type A vs Type B cottages and water access and island financing.

Fixed or variable rate on a cottage
The same thinking applies as on a home: fixed gives you certainty, variable can save money if rates fall but moves with the Bank of Canada. Two cottage-specific points. If you are also carrying a variable HELOC on your house, a fixed cottage mortgage balances your exposure. And if you think you might sell, refinance or switch the cottage to rental use within a few years, a shorter term or a variable with lower break costs keeps your options open.
What a quarter point is worth on a cottage
On a $610,000 mortgage over 25 years, an example rate of 4.50% gives a payment of about $3,376 a month. At 4.75% it is about $3,461. That $85 a month adds up to roughly $5,100 over a five-year term. It is real money, but it is often smaller than the cost of picking the wrong product, such as a big penalty if you need to break the mortgage to sell or refinance the cottage early.
The stress test still applies
Whatever rate you get, you qualify at the greater of your contract rate plus 2% or 5.25%. A lower rate lowers your payment and your qualifying rate, which can lift your budget a little. Run it in the cottage mortgage calculator.
At renewal
Cottage owners often renew without shopping. Since November 21, 2024, federally regulated lenders no longer have to apply the stress test when you switch an uninsured mortgage to another federally regulated lender at renewal, as long as the loan amount and amortization stay the same. That makes it easier to move a cottage mortgage for a better rate, provided the new lender is comfortable with the property.
How to get a better cottage rate
- Know the property before you shop rates. Year-round vs seasonal changes the lender list.
- Line up a clean down payment. Documented, 90 days of history, from a source that fits the program.
- Get pre-approved with a rate hold. It protects you if rates rise while you look. See cottage pre-approval.
- Compare total cost, not just rate. Premium, fees, prepayment privileges and break penalties all matter.
- Use a broker. We compare big banks, monoline lenders, credit unions and alternative lenders on the same file.
