Lake of Bays

Cottage country around Dwight, Dorset and Baysville, with village stops and a public beach at Dwight.

Life on Lake of Bays

Swimming

Dwight Beach is a sandy public beach on Lake of Bays. Public beach conditions do not describe the waterfront at a private cottage.

Nearby villages

Dwight, Dorset and Baysville offer different starting points for a cottage search. The drive between them is part of choosing where on the lake to buy.

Shoreline

The lake association surveyed 2,100 shoreline properties in 2014-2015. That is a dated survey count, not the number of homes on the lake today.

2,100 surveyed

LOBA reported 2,100 property surveys across 2014 and 2015, covering the lake except the river into Baysville. This is a historical shoreline-survey count, not a current count of homes.

What to check at the waterfront

Look at the bottom underfoot, water depth at the dock, the slope into deeper water and plant growth in late summer. Ask how spring and late-season water levels affect access. A sheltered bay can feel very different from an exposed point on the same lake.

Before buying a cottage here
Choose your side of the lake

The Township of Lake of Bays provides community information for Dwight, Baysville and Dorset, among other nearby places. Use those community resources to plan a visit that includes groceries, services and the route to the cottage. Try the drive at the time you would actually travel, rather than relying on a best-case map estimate.

A Dorset address needs a closer look

The Dorset community sits across the Lake of Bays and Algonquin Highlands boundary. Confirm the property’s municipality from the roll number and title documents before checking building or rental rules. A postal address or a listing’s neighbourhood label is not enough to choose the correct authority.

If rental income is part of the plan

The Township of Lake of Bays has a short-term rental licensing programme and a municipal accommodation tax. Confirm whether the particular property can be licensed and what tax collection would involve before counting on rental income. Start with the full annual ownership budget, then test a conservative rental scenario.

Questions for the showing
  • Is the address in Lake of Bays or Algonquin Highlands?
  • Can the road be used and maintained through winter?
  • What written rental permissions apply to this particular property?
