Start with the right local authority
Dorset spans Lake of Bays and Algonquin Highlands. A Dorset mailing address is not enough to determine a rental licence or permit. The Lake of Bays township licensing and accommodation-tax rules apply within that township; confirm the parcel boundary first.
Local authority or regional resource. Ask for current zoning, permitted use, servicing and any applicable shoreline or rental requirements for the exact address.
What Lake of Bays is like
The Township of Lake of Bays wraps around one large, many-armed lake and a number of smaller ones. Baysville sits at the south end, Dorset at the east end near the Haliburton border, and Dwight on the north shore close to Huntsville. It is quieter than the Port Carling side of Muskoka, with a mix of old family cottages, newer year-round homes and resort properties.
Huntsville is about 20 minutes from Dwight, so groceries, a hospital and contractors are close. That makes Lake of Bays a common choice for people who want a cottage now and a retirement home later. Our retiring to the cottage guide covers that path.
Popular areas
- Dwight and the north shore: close to Huntsville and Highway 60.
- Baysville: a small village at the south end with a dam and marina.
- Dorset: a classic cottage village on the east side, near the Algonquin Highlands border.
- Smaller lakes: Lake of Bays township also includes smaller lakes that often sell for less.
Access and your mortgage
Many Lake of Bays cottages are on roads, but not all of those roads are ploughed by the township. A cottage on a year-round municipal road, winterized and with a permanent heat source, can usually be insured with as little as 5% down on the first $500,000. A cottage on a seasonal or private road can still be insured as a Type B property through Sagen with at least 10% down. Some lenders will do seasonal cottages with 20% or more down without insurance.
Boat-only access may be eligible for insured seasonal financing under Sagen’s Type B programme, subject to the lender and the exact property. Other insurers and lenders have different rules. Confirm legal access, ownership, condition and insurance before removing a financing condition. Read the water-access guide.
Buying tips for Lake of Bays
- Ask whether the road is township-maintained in winter, or ploughed by a road association.
- Ask the seller for septic pump-out and inspection records.
- Check the shore road allowance along the frontage.
- If you plan to rent, budget for the licence fee and the accommodation tax.
- Get an insurance quote before you firm up, especially with a wood stove.

Before counting rental income
Confirm the current municipal rules for this address, including zoning, licensing, transferability, occupancy and accommodation tax. Do not assume a seller’s use or licence can continue. Review the rental planning guide and run the rental cash-flow estimate with a no-rent fallback.
Put a name to the water
The Ontario lake directory searches provincial monitoring records by lake and source township. Use the recorded site and observation date when comparing readings. Monitoring is not a swimming advisory, valuation or guarantee for a particular waterfront.
