Start with the right local authority
Lake of the Woods extends beyond Ontario into Manitoba and Minnesota. This site addresses Ontario property. Minaki is a separate nearby destination on the Winnipeg River, not a Lake of the Woods shoreline community. Non-Canadian purchase restrictions and Ontario NRST need separate address-specific legal review.
Local authority or regional resource. Ask for current zoning, permitted use, servicing and any applicable shoreline or rental requirements for the exact address.
What Lake of the Woods is like
Lake of the Woods straddles Ontario, Manitoba and Minnesota, with thousands of islands and long stretches of granite shoreline. The Ontario side centres on Kenora, with Sioux Narrows to the south and Minaki on the Winnipeg River to the north. For many Winnipeg families, this is the cottage country, a short drive across the provincial border.
Kenora has a hospital and full services. Many cottages are reached by boat from town marinas, and the lake freezes hard in winter.
Popular areas
- Kenora: road and boat access cottages close to town.
- Sioux Narrows and Nestor Falls: farther south along Highway 71.
- Minaki: on the Winnipeg River, north of Kenora.
- Island properties: throughout the lake, reached from marinas.
Islands, leases and your mortgage
Boat-only access may be eligible for insured seasonal financing under Sagen’s Type B programme, subject to the lender and the exact property. Other insurers and lenders have different rules. Confirm legal access, ownership, condition and insurance before removing a financing condition. Read the water-access guide.
As licensed Ontario mortgage agents, we can arrange financing on Ontario properties for buyers who live in Manitoba. Lenders will look at your Manitoba income and home the same way they would for an Ontario buyer.
American and other non-Canadian buyers
Boat-only access may be eligible for insured seasonal financing under Sagen’s Type B programme, subject to the lender and the exact property. Other insurers and lenders have different rules. Buying tips for Lake of the Woods
- Confirm whether the land is owned or leased, and ask for the lease terms.
- Ask about the marina: parking, slip, winter access and cost.
- Get an insurance quote early. Island cottages far from a fire hall can be costly.
- If you are not a Canadian citizen or permanent resident, talk to a lawyer about the NRST first.
- Talk to us about lenders before you write an offer.

Before counting rental income
Confirm the current municipal rules for this address, including zoning, licensing, transferability, occupancy and accommodation tax. Do not assume a seller’s use or licence can continue. Review the rental planning guide and run the rental cash-flow estimate with a no-rent fallback.
Put a name to the water
The Ontario lake directory searches provincial monitoring records by lake and source township. Use the recorded site and observation date when comparing readings. Monitoring is not a swimming advisory, valuation or guarantee for a particular waterfront.
