Start with the right local authority
This page is a regional orientation, not one local market or permit authority. In unorganized areas, do not assume the absence of a municipality means no rules: identify the planning board or provincial authority. On remote properties, confirm land tenure, power, sewage, road or boat access and the availability of insurance.
Local authority or regional resource. Ask for current zoning, permitted use, servicing and any applicable shoreline or rental requirements for the exact address.
What the North is like
Northern Ontario covers most of the province, and cottage life here looks different. Manitoulin Island in Lake Huron is the largest freshwater island in the world, with its own inland lakes and a swing bridge at Little Current. Elliot Lake sits in the hills north of the North Channel. Temiskaming Shores looks across Lake Temiskaming to Quebec. Farther west are Sault Ste. Marie, Thunder Bay and the Kenora area.
Most buyers are locals or people moving north for work or retirement, plus southern buyers chasing lower prices. Services are in the larger towns, and the drive from southern Ontario is long.
Popular areas
- Manitoulin Island: Lake Manitou, Lake Mindemoya and the North Channel shore.
- Elliot Lake: many lakes close to a town with services.
- Temiskaming Shores: Lake Temiskaming and nearby lakes.
- Sault Ste. Marie area: lakes north and east of the city.
- Kenora: see our Lake of the Woods page.
Remote properties and your mortgage
Boat-only access may be eligible for insured seasonal financing under Sagen’s Type B programme, subject to the lender and the exact property. Other insurers and lenders have different rules. Confirm legal access, ownership, condition and insurance before removing a financing condition. Read the water-access guide.
At lower prices, many buyers simply use a home equity line of credit on their main home. Our cottage affordability calculator shows what you can carry.

Buying tips for Northern Ontario
- Confirm the land is owned, not leased.
- Ask about road maintenance, hydro and how water is supplied.
- Get an insurance quote early. Remote camps can be hard to insure.
- Plan inspections around travel time. Local inspectors book up in summer.
- Talk to us before you write an offer on anything without road access.

Before counting rental income
Confirm the current municipal rules for this address, including zoning, licensing, transferability, occupancy and accommodation tax. Do not assume a seller’s use or licence can continue. Review the rental planning guide and run the rental cash-flow estimate with a no-rent fallback.
Put a name to the water
The Ontario lake directory searches provincial monitoring records by lake and source township. Use the recorded site and observation date when comparing readings. Monitoring is not a swimming advisory, valuation or guarantee for a particular waterfront.
